September marked the transition from the slower summer market to the busier fall market throughout the GTA.  The average selling prices have increased in comparison to the month of August, being up both month-over-month and year-over-year.  Sales have increased relative to August in many GTA markets, with TRREB recording the third highest mark on record for the month of September

 

Demand for housing has remained very robust throughout September, with many qualified buyers ready to buy a home if they could find a suitable property.  The lack of housing supply has reached a critical juncture and all levels of government need to collaborate on finding a solution.

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS® through TREB's MLS® System has released in York and Simcoe Region for the month of September 2021:


York Region :

The average sales price is up slightly compared to August 2021 with a +5.30% increase but up a whopping +27.44% compared to September 2020!

The number of sales is up +4.63% from August 2021!

The number of sales year over year are down -16.83% from September 2020!


Simcoe Region :

The average sales price is up slightly +0.06% compared to August 2021 and up an incredible +32.12% compared to September 2020!

The number of sales have dropped -4.44% from August 2021!

The number of sales year over year have also dropped a whopping -39.23% from September 2020!

Although the real estate market has taken its regular summer breather, August 2021 still recorded the third-best August sales results on record.  The demand for home ownership remains strong but the supply of listings across the board is down.  The tighter market conditions and competition between buyers continues, resulting in double-digit increases in sales prices year over year. 

With the federal election looming, all parties vying for office have made housing supply and affordability a major focal point.  Working with provincial and municipal levels of government on solving the supply related issues will be key to dealing with the current market conditions and the impact of market conditions in the months and years to come.

Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of August 2021:

 

York Region :

The average sales price is up slightly compared to July 2021 with a +1.48% increase and up +18.25% compared to August 2020!

The number of sales has dropped -8.32% from July 2021

The number of sales year over year are down -16.19% from July 2020!

Simcoe Region :

The average sales price is up +2.57% compared to July 2021, and up an incredible +29.80% compared to August 2020!

The number of sales have dropped -15.07% from July 2021!

The number of sales year over year have also dropped a whopping -46.90% from August 2020!

Demand for home ownership remained well above average for the time of year despite being below the record set last year during the same period. It is still considered a seller’s market in both York and Simcoe regions.  Households are still competing very hard to reach a deal on a home and the strong upward pressure on house prices will continue in the absence of more supply coming into the market.

The average sales price is up slightly compared to June 2021 with a +2.42% increase and up +16.29% compared to July 2020!

The number of sales has dropped -12.31% from June 2021

The number of sales year over year are down -4.49% from July 2020!

 
Simcoe Region :
 
The average sales price is down slightly -3.41% compared to June 2021, and up an incredible +35.10% compared to July 2020!
 The number of sales have dropped -19.78% from June 2021!

The number of sales year over year have also dropped a whopping -36.66% from July 2020!

June home sales were up compared to last year but fell short of the peak reported in March 2021.  The average sale price increased by double digits over the same time last year but seems to have leveled off in comparison to the last three months.  Year-over-year growth in the number of sales outpaced the growth in new listings over the same time period.  This shows that there has been a continuation of tight market conditions as evidenced by the steady buyer competition and strong price growth.  When looking at the month-over-month stats, both actual and seasonally adjusted average prices edged lower in June in most markets.

The average sales price is down slightly compared to May 2021 with a -4.07% decrease and up +13.53% compared to June 2020!
The number of sales has dropped slightly -8.07% from May 2021
The number of sales year over year are up +48.82% from June 2020!

Simcoe Region :
The average sales price is up slightly +5.16% compared to May 2021, and up an incredible +42.40% compared to June 2020!
The number of sales have dropped -13.54% from May 2021!

The number of sales year over year have also dropped -9.68% from June 2020!

Residential transactions remained high in May 2021 but fell short of the record set back in 2016 and were below both March and April’s numbers.  May is historically considered the strongest sales month in any given year but in 2021 this was not the case.  There is still a strong demand for home ownership throughout the GTA.  Once again, this demand is being fueled by confidence in economic recovery and low borrowing rates, yet there seems to have been a pullback in sales numbers relative to March and April.  New listings have also shown a decrease compared to early 2021 numbers.  People actively looking to buy a resale home are still facing competition from other buyers, resulting in upward pressure on sales prices.
 
Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of May 2021:

York Region :
The average sales price is up slightly compared to April 2021 with a +.88% increase and up +28.08% compared to May 2020!
The number of sales has dropped slightly -10.68% from April 2021
The number of sales year over year are incredible – up +216.76% from May 2020!

Simcoe Region :
The average sales price is up slightly +4.88% compared to April 2021, and up an incredible +47.37% compared to May 2020!
The number of sales have dropped -19.81% from April 2021!

Again, the number of sales year over year are unbelievable - up +131.32% from May 2020!

Home sales in the GTA set a new record again in April, with the number of sales at least tripling since April 2020, the first full month of the pandemic.  April 2020 numbers reflected what was happening in the economy at the time with the impact of Covid-19.  While sales remained strong last month, the number of new listings and new transactions started to slow down.  This may be due to the fact that the pool of potential buyers within the existing population is becoming smaller.  Despite the slowing in market activity, the average sales prices remained high.  Low borrowing costs during Covid-19 continue to be a factor in price growth.
 
Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of April 2021:

York Region :
The average sales price is up slightly compared to March 2021 with a +1.41% increase and up a whopping +32.50% compared to April 2020!
The number of sales have dropped slightly -15.70% from March 2021
The number of sales year over year are unbelievable – up +462.84% from April 2020!

Simcoe Region :
The average sales price has dropped slightly -3.29% compared to March 2021, and up an incredible +40.88% compared to April 2020!
The number of sales have dropped -10.71% from March 2021!

Again, the number of sales year over year are unbelievable - up +344.92% from April 2020!

As we head into another pandemic shutdown across the province, the real estate market in the GTA is showing no signs of letting up based on the March statistics.  For the third straight month of 2021, record home sales continued with buyers taking advantage of favourable borrowing costs.  While sales were strong, it is important to remember that for the second half of the month, sales are being compared to the second half of March 2020 when sales activity dropped dramatically due to the initial impact of Covid 19.

Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of March 2021:

York Region :
The average sales price is up slightly compared to February 2021 with a +4.91% increase and up an incredible +21.85% compared to March 2020!
The number of sales are up +43.90% from February 2021!
The number of sales are up an astounding +107.48% from March 2020!

Simcoe Region :
The average sales price is up slightly +2.40% compared to February 2021, and up a whopping +40.66% compared to March 2020!
The number of sales have jumped a massive +61.54% from February 2021!

The number of sales are up an incredible +116.18% from March 2020!

Record breaking home sales have continued to show growth as homebuyers remain confident in buying real estate and taking advantage of the ultra-low borrowing costs.  Multiple buyers are still seen competing in many markets, causing double digit growth in sales prices year-over-year and incredible increases in number of sales month-over-month.  We remain in a seller’s market, as buyer demand far outweighs new listing activity and there seems to be no end in sight as we continue to navigate our way through this pandemic.
 
Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of February 2021:

York Region :
The average sales price is up compared to January 2021 with a +3.22% increase and up an incredible +18.78% compared to February 2020!
The number of sales are up a whopping +57.07% from January 2021!
The number of sales are up +57.43% from February 2020!

Simcoe Region :
The average sales price is up slightly +4.69% compared to January 2021, and up +37.68% compared to February 2020!
The number of sales have jumped a massive +81.09% from January 2021!

The number of sales are up +40.54% from February 2020!

The real estate market is showing no signs of slowing down despite the second wave of the pandemic!

Here is an overview of all regions: 

The number of sales is down in both the York Region and Simcoe Region markets, and the lack of inventory is reflected in the average sales price in these areas.  There is still plenty of competition among buyers and as interest rates continue to be incredibly low, there seems to be no indication that the market will cool any time soon.  Market conditions are on track to be very tight well into 2021.
 
The Toronto Real Estate Board REALTORS through TREB's MLS System January 2021:

York Region :
The average sales price is up compared to December 2020 with a +7.71% increase and up a whopping +23.17% compared to January 2020!
The number of sales are down -5.71% from December 2020

Simcoe Region :
The average sales price is up slightly +3.69% compared to December 2020, and up an incredible +29.05% compared to January 2020!
The number of sales are down -15.19% from December 2020

2020 has come to an end and the average price of homes sold in the GTA for the year hit a record high. While there was a steep dip in market activity in the spring due to the pandemic, during the second half of the year, the market took off.  The low supply of single-family homes combined with exceptionally low borrowing rates along with enhanced use of technology (virtual showings and open houses) resulted in strong buyer competition and double-digit price increases through the summer and fall.  
 
Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of December 2020:

York Region :
The average sales price is down slightly compared to November 2020 with a -.91% decrease and up +13.70% compared to December 2019!
The average sales price is up +14.35% since January 2020!
The number of sales are down -15.31% from November 2020


Simcoe Region :
The average sales price is up slightly +4.12% compared to November 2020, and up a whopping +27.44% compared to December 2019!
The average sales price is up +24.46% since January 2020!
The number of sales are down -17.42% from November 2020
