Although the real estate market has taken its regular summer breather, August 2021 still recorded the third-best August sales results on record.  The demand for home ownership remains strong but the supply of listings across the board is down.  The tighter market conditions and competition between buyers continues, resulting in double-digit increases in sales prices year over year. 

With the federal election looming, all parties vying for office have made housing supply and affordability a major focal point.  Working with provincial and municipal levels of government on solving the supply related issues will be key to dealing with the current market conditions and the impact of market conditions in the months and years to come.

Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of August 2021:

 

York Region :

The average sales price is up slightly compared to July 2021 with a +1.48% increase and up +18.25% compared to August 2020!

The number of sales has dropped -8.32% from July 2021

The number of sales year over year are down -16.19% from July 2020!

Simcoe Region :

The average sales price is up +2.57% compared to July 2021, and up an incredible +29.80% compared to August 2020!

The number of sales have dropped -15.07% from July 2021!

The number of sales year over year have also dropped a whopping -46.90% from August 2020!

Demand for home ownership remained well above average for the time of year despite being below the record set last year during the same period. It is still considered a seller’s market in both York and Simcoe regions.  Households are still competing very hard to reach a deal on a home and the strong upward pressure on house prices will continue in the absence of more supply coming into the market.

 

Here is a glimpse at what The Toronto Real Estate Board REALTORS® through TREB's MLS® System has released in York and Simcoe Region for the month of July 2021:

 
York Region :
 
The average sales price is up slightly compared to June 2021 with a +2.42% increase and up +16.29% compared to July 2020!

The number of sales has dropped -12.31% from June 2021

The number of sales year over year are down -4.49% from July 2020!

 
Simcoe Region :
 
The average sales price is down slightly -3.41% compared to June 2021, and up an incredible +35.10% compared to July 2020!
 The number of sales have dropped -19.78% from June 2021!

The number of sales year over year have also dropped a whopping -36.66% from July 2020!

June home sales were up compared to last year but fell short of the peak reported in March 2021.  The average sale price increased by double digits over the same time last year but seems to have leveled off in comparison to the last three months.  Year-over-year growth in the number of sales outpaced the growth in new listings over the same time period.  This shows that there has been a continuation of tight market conditions as evidenced by the steady buyer competition and strong price growth.  When looking at the month-over-month stats, both actual and seasonally adjusted average prices edged lower in June in most markets.
 
Here is a glimpse at what The Toronto Real Estate Board REALTORS through TREB's MLS System has released in York and Simcoe Region for the month of June 2021:

York Region :
The average sales price is down slightly compared to May 2021 with a -4.07% decrease and up +13.53% compared to June 2020!
The number of sales has dropped slightly -8.07% from May 2021
The number of sales year over year are up +48.82% from June 2020!

Simcoe Region :
The average sales price is up slightly +5.16% compared to May 2021, and up an incredible +42.40% compared to June 2020!
The number of sales have dropped -13.54% from May 2021!

The number of sales year over year have also dropped -9.68% from June 2020!
